A diagnosis gas must be realized if the internal installation in the gas of the immovable property dates more than fifteen years. This one concerns the fixed installations of gas supply, the piping, gas appliances, and ventilation.
It is has to be realized by an insured diagnostician accredited by COFRAC and allows to inquire the risk connected to the installation gas of the property and categorizes it in three categories: absence of danger, minor risk or grave immediate danger. In the last case, the diagnostician is bond to inform the gas supplier about it, which can decide to cut the gas supply, if needed.
It is very important to add this diagnosis to the file of sale; otherwise the salesman cannot be exempted from the guarantee of unknown defects.
The duration of validity of this diagnosis is of 3ans. |
